04 Nov Interior Styling for greater investment yield
Based on booking trends and visitor statistics, Noosa continues to attract a high-end visitation, with guests in search of accommodation experiences that match quality, sophistication, and interior styling with their expectations.
“Our guests are increasingly searching for quality, accommodation experiences that enhance their sense of connection to spaces and places, and to each other,” says Aspire Holidays Manager, Michal Svoboda.
“There is no doubt that a Interior Styling can be more attractive to guests when making a purchasing decision. A well-presented, comfortable, and contemporary styled home will always achieve a better yield – potentially as much as 15-20%.
When you also consider the deductible benefits and potential to increase property valuations, the ROI on this sort of investment in your asset, all adds up,” says Michal.
Understanding potential ROI
Aspire CFO Martin Lew says that to understand the potential ROI on an investment in property styling, there are a few things to consider. These include the nature and scope of the investment and potential for a sustainable increase in rental yield.
For example, $80,000 spent, resulting in an increased tariff of c15%, bringing it up to $1,000 per night on average, can increase gross rental revenue by $28,000 per annum, based on an average occupancy of 60%.
“Because the investment is in an income producing rental property, the cost of the renovation will be tax deductible, either immediately or over its effective life as depreciation.
“Of course, this is a guideline only. Everyone’s personal financial circumstances and every property is different. It is always recommended to consult with your property manager and taxation accountant before making any investment decisions,” says Martin.
Coastal Interior Design
Combining a professional background property marketing, with an acute awareness of contemporary design, our design team creates interior spaces that are both beautiful and functional.
“Our team has years of experience in holiday management, styling and marketing services.” says Manager, Annette Locchi.
“Through this combination of skills, we can provide our owners with styling and design suggestions that deliver what guests are looking for in holiday-let properties.
“The properties we work with are transformed into a more attractive and appealing, luxury accommodation experience, all for a very competitive price,” she says.
Most recently, the team has stylishly converted 14/512 David Low Way from a permanent rental to a coastal abode ready for holiday-let. They also worked on Apartment 7 at The Cove Noosa, transforming the outdated unit into a holiday-makers haven.
